Lettings introduction and full management services

As we know how stressful letting your property can be, we offer this comprehensive full management service so you can have a piece of mind and receive your rent each month. Your property will be looked after by our dedicated management team as if it was one of their own.

We will act as your agents in arranging any works to the property, which may be agreed as necessary. London Villa not only has in-house fully vetted highly professional maintenance and building personal for all the little issues, but is also working with external contractors for anything that might need a more extensive approach.

Prior to the commencement date of the tenancy we also collect a deposit which is held as security against repair or cleaning required which guarantees an impeccable condition once the property is returned to you. Once such a deposit is received London Villa will be responsible for registering it with a tenancy deposit scheme. We will prepare the inventory/schedule of condition, arrange the move in, carry out regular inspections, deal with any issues related to the property whatsoever on your behalf.

We go to such lengths to ensure our Landlords have both complete control and security of their asset and the knowledge that London Villa is with you every step of the way.

The Lettings introduction service is an ideal solution for those experienced landlords who know how to manage their property and prefer to be in direct contact with their tenants and manage all aspects of the tenancy itself, including maintenance works and all direct interaction with their tenants.

With this service you will still take advantage of London Villa`s powerful marketing tools to find your tenant which will ensure that you have maximum opportunity to find quality tenants as soon as possible. We will then:

  • arrange viewings for prospective tenants
  • negotiate with suitable tenants
  • reference the tenants
  • prepare the tenancy agreement and all legal notices and arrange for them to move in

Once the tenant has been approved and passed all referencing, we will collect the first month’s rent and deposit. Where required by the landlord we can carry out inventory checks, protect deposit and Inform utility suppliers at the beginning of the tenancy.

Due to the nature of this solution, we advise only those who have direct experience of managing a property to consider this option.

Holiday Rental

A Holiday Rental is a property which can be let at a shorter term, typically a few weeks to a few months (subject to local authority restrictions).
